Before work was done

We responded to a distress call in Claudelands, Hamilton, leaks everywhere inside. Looking up, the roof looked decent enough for its age, nothing terrible from the sidewalk. But the moment we got eyes on it, we knew we had a real disaster on our hands.

We don't know who installed this thing originally, but they simply missed crucial steps. We found unsealed holes, major gaps, and absolutely zero silicone in key areas. Then, to top it all off, some painter just went over the whole thing and applied a coat of paint to make it look good. That slapdash cosmetic job hid the defects and sealed in the moisture, which made the rot happen faster.

The main culprit was the screw seals giving out. Twenty years of sun and weather made those rubber washers brittle and cracked. Water was just wicking in under the screw heads, and we found extensive, hidden rust, that metal was seriously compromised.

We throughly water blasted the roof. We replaced all the rusted screws, and lifted the remaining screws up, applied modified silicone and put them back down. treated rust on the iron sheets by mechanically grinding and converting the rust

Applied charcoal tapes on critical gaps for waterproofing over the silicone just incase the silicone alone fails in time. Spot primed (first coat) all the repaired areas oof the roof including all new screws

Throughly applied two top coats on the roof. The result is a beautifully painted roof that will remain waterproofed for years to come and it certainly looks very good.

The owner was very happy to finally experiencing rain and no leaks. She had nothing put good thing too say about us saying that boys worked tirelessly for multiple days is evidence in itself as too what they did. She was not able to go onto the roof so we provided photos to her about everything. It was a heartwarming experience
