How much does house painting cost in Hamilton?
The useful answer starts with what is being painted, how it is measured and the preparation included. Use these transparent budget examples, then get a measured site quote.
A painting rate needs a defined scope
Floor area, wall area and roof area are different measurements. A 100 m² home has more than 100 m² of interior wall surface, while the sloping roof area may exceed the floor footprint. Ask what measurement a quoted rate uses before comparing prices.
The figures below are the website calculator’s planning allowances, reviewed in September 2026. They are not a market average or a fixed Tomar quotation. Labour, ordinary materials and routine preparation are included for the stated scope. More extensive preparation and access are separate considerations.

Each selected service has its own minimum allowance for small scopes. The calculator uses separate rates for prepared new-build surfaces, trim, decks and fences. Skim coating excludes full stopping, wallpaper removal, sealer and painting.
Example: a straightforward metal roof
For an identified, sound 180 m² metal roof, the base coating allowance is $4,500–$7,200 excluding GST, or $5,175–$8,280 including GST. The calculator rounds the headline range outwards to $5,150–$8,300.
This excludes scaffolding, edge protection, other specialist access, significant roof repairs and hazardous-material work. An older stone-chip roof or an unidentified material requires assessment instead of this estimate. See our roof painting service and older roof coating advice.
Why two painting quotes can be far apart
- Preparation: routine cleaning and filling differs from widespread stripping or repairs.
- Scope: ceilings, doors, window sashes and trim may be omitted from a walls-only price.
- Access: scaffolding, edge protection and high ceilings add equipment and labour.
- Products: a decorative repaint differs from a specified specialist coating.
- Programme: staged occupied work, urgent deadlines and after-hours access can change cost.
- GST: compare both prices on the same tax basis.

What a fixed quote should confirm
Provide the location, surfaces, dimensions or plans, current condition and preferred dates. The site assessment should resolve access, preparation, repair needs and the coating system. Ask for inclusions, exclusions, GST, payment terms and how changes are approved in writing.
