This commercial property had been suffering from deferred maintenance for a considerable time. While the roof appeared intact from the ground, the owner was dealing with significant moisture ingress causing active damage to interior ceilings. The issue had reached a point where it could no longer be ignored.

Identifying the Root Cause

Upon inspection, we identified the root causes. A previous contractor had replaced nails with screws years ago but failed to seal them correctly. We found surface rust attacking the steel around these unsealed fixing points.

Failed "Quick Fixes"

Recent "quick fixes" involved applying basic silicone over large structural gaps—a temporary solution that failed, leaving the roof vulnerable to heavy rain. The silicone had lifted, allowing water to track underneath.

Precision Cleaning & Preparation

Because of active leaks, we could not simply water blast immediately. We mapped out every leak point and utilized a chemical wash to break down organic buildup without forcing water into the ceiling. We also flushed downpipes and cleared gutters to ensure drainage was operational.

The Repair Process

We lifted every single screw, treated the surface rust, and reseated them with modified silicone. For larger structural gaps, we applied a heavy-duty charcoal patching membrane, double-sealing the edges for longevity.

The Final Result
